Liquid-Applied Roof Coating

The core of what we do. Sherwin-Williams elastomeric or silicone systems that cure into a single seamless, waterproof, reflective membrane across your whole roof — ideal for the low-slope metal roofs on manufactured homes, houses and commercial buildings.

Rust Treatment & Restoration

Rust never sleeps. We clean the surface, treat active corrosion, and prime bare metal so it's stable before a drop of coating goes down. Skip this step and the rust keeps eating the roof under a pretty white surface.

Seam & Penetration Sealing

Roofs leak at the details — seams, fasteners, vents, pipes, skylights and the roof edge. We reinforce and seal each one, then tie it all into the coating.

Inspection & Honest Assessment

Not every roof should be coated. We'll inspect yours and give you a straight answer. If a coating will serve you, we'll scope it. If it won't, we'll tell you that before you spend a dime.

Prep & Treat

Wash the surface, treat and prime rust, and prepare a clean, sound substrate for adhesion.

Seal

Detail every seam, fastener and penetration so the weak points become the strong points.

Coat

Apply the system in even, full-thickness coats for a continuous, reflective, watertight finish.

Different roofs call for different systems. Elastomeric coatings flex through freeze and thaw. Silicone shrugs off ponding water and relentless UV. As a Sherwin-Williams partner we spec professional-grade, warrantied materials — and walk you through the choice so you know exactly what's going over your head.

Manufacturer material warranty

Because we apply Sherwin-Williams coating systems to spec, your roof is protected by the manufacturer's material warranty — the same standard used on commercial roofs.

Wellman workmanship warranty

We stand behind our prep and application. If our workmanship fails within the warranty period, we come back and make it right. (Terms provided with every estimate.)

What homeowners ask us most.

Does a coating really stop leaks, or just cover them up?
A proper system doesn't hide leaks — it eliminates their source. We seal every seam, fastener and penetration, then apply a continuous membrane so water has no path in. Prep is 80% of the job; the coating is what locks it in.
How long does a coated roof last?
With the right system and proper prep, expect roughly 10–15 years of added life, and coatings can be re-applied down the road to extend it further — without another tear-off.
Can you coat over rust?
Yes — that's much of what we do. We treat and stabilize active rust and prime bare metal first. Skipping that step is why cheap coating jobs fail, so we never do.
What about standing (ponding) water?
For roofs that hold water, we use silicone systems built to handle ponding and relentless UV. We match the coating to how your roof actually drains.
Is coating cheaper than replacement?
In most cases it's roughly half the cost of a full tear-off and replacement, with far less mess and disruption — and it buys you years before replacement is ever on the table.
How long does a job take?
Most single-roof jobs are completed in a day or two, weather permitting. Coatings need dry conditions to cure, so we schedule around the forecast.
